Blackstone bought Hilton for $26 billion in 2007. Only $5.6 billion of that was actually their money.

The rest was borrowed. The debt doesn’t sit on Blackstone’s balance sheet. It gets attached to Hilton.

So Hilton had to pay back the loan that was used to buy Hilton, with its own cash flow.

Improve operations, pay down the debt, sell for more than you paid.

When Blackstone fully exited in 2018, they walked away with ~$14 billion in profit, which was the largest LBO return in history.

It’s also why LBOs multiply losses as fast as they multiply gains.

Every PE fund has two sides.

LPs (Limited Partners) put up 95-98% of the money. Pension funds, endowments, sovereign wealth.

GPs (General Partners) put up 2-5% but run every decision. Typically they take 2% per year + 20% of the profits.

CalPERS alone has about $111B sitting in private equity right now.
