A 4-acre lot at the corner of West Ridgewood Avenue and Paramus Road — long home to a local garden center and once the site of a historic Revolutionary-era home and gristmill — has been sold to Liger Crossing, LLC. The developer plans to restore the historic house for use as a small office and build a 40-unit townhome development on the property, located at 143 W. Ridgewood Avenue. Previous plans in 2021 proposed a CVS and a bank on the combined corner parcels, but those never moved forward. NAI James E. Hanson, which handled the sale, said demand for development-ready land in Paramus remains high, noting the property’s rare size, flexible zoning, and proximity to major residential and healthcare hubs. The complaint argues the board’s decision was “arbitrary, capricious and unreasonable” and asks the court to overturn the approvals and require the defendants to pay legal costs. During public hearings, residents raised concerns about traffic congestion and insufficient buffers between the store and nearby homes. In response, Costco agreed to install an additional 8-foot-tall fence on a slope to better shield neighboring properties.
