That home that’s been sitting on the market for 30+ days? That’s your opportunity.

Here’s a strategy most first-time buyers don’t know about:

Instead of asking the seller to drop their price, offer full asking price and ask for seller concessions instead.

Real example:
Home price: $350,000
You offer: $350,000 (full price)
You ask for: 3% in concessions = $10,500 back at closing

That $10,500 covers your closing costs — meaning you keep that cash in YOUR pocket after closing.

The seller gets their number. You keep your savings. Everybody wins.

In Lubbock, Texas homes, the kitchen isn’t just a cooking space, it’s where everyone gathers.

Here are the features I’d never build without:

A large island for cooking, hosting, and everyday life.
A commercial-style oven that fits real full-size pans.
Deep pullout drawers so storage actually makes sense.
A real walk-in pantry to hide bulk buys and appliances.
A good ice maker, nugget ice if possible.
And a sink that faces the room so you’re part of the conversation.

It’s the small details that change how a home feels when people walk in.

In Lubbock real estate, a great kitchen doesn’t just look good, it lives well.

Just moved into a new house? Here’s what actually matters in the first few weeks from someone who’s seen a lot of moves go right and wrong.

Everyone wants to start decorating immediately. I get it.

But before you hang art and order new furniture, handle the stuff that makes the house feel secure and functional.

Week 1: Deep clean while it’s empty
This is your only chance to clean the house with nothing in it. Take advantage of that.

Get the carpets done. Clean the windows. Wipe out cabinets and drawers. If you want to have air ducts cleaned, now’s the time.

It’s so much easier before your life is unpacked everywhere. And it makes the place feel like it’s actually yours.

Week 2: Handle security
Rekey the locks. Reset the garage code. Change smart lock access.

Even if the seller handed over every key, you have no idea who made copies over the years.

Test smoke and carbon monoxide detectors. Check exterior lights. Just knock out the simple stuff that gives you peace of mind.

Week 3: Learn your house
Run the AC. Turn on the heater. Figure out how the thermostat works.

Find the main water shut-off. Locate the breaker panel. Run the irrigation. Check under sinks for leaks.

You don’t want to be figuring these things out during an emergency.

While you’re at it, take photos and quick videos of every room and major appliance. Save them in a cloud folder. If you ever need to file an insurance claim, you’ll be glad you did.

Week 4: Take care of the boring admin
Update your address with the DMV, banks, insurance, subscriptions all of it. Set up autopay where it makes sense.

Add storage where it actually helps day-to-day life. Then slow down.

Live in the space before making big cosmetic changes. Paint colors, layouts, and projects look different once you’ve actually settled in.

Moving in isn’t about doing everything at once.

It’s about doing the important things first and letting the rest happen naturally.

💾 Save this for later.

How much do you need to make to afford a house in Lubbock, Texas? ↓

Lubbock is still one of the few places in Texas where homeownership feels realistic. Your income may go further here than in Dallas, Austin, or Houston.

These are estimated household income ranges based on home price, but your actual budget depends on interest rates, debt, down payment, taxes, and credit.

When buyers tour homes, most of the attention goes to the kitchen, flooring, and layout.

But one of the biggest factors in whether you love your Lubbock home long term has nothing to do with the home itself.

➡️ It’s the neighborhood.

Here are a few neighborhood red flags home buyers often miss during the showing.

1️⃣ Overflow parking.
If every curb is packed with cars, it could signal limited parking, rental density, or homes with more occupants than expected.

2️⃣ Deferred maintenance.
Multiple homes with peeling paint, neglected yards, or obvious upkeep issues can impact the overall feel of the neighborhood and future resale value.

3️⃣ Noise patterns you won’t notice during a quick showing. Traffic, nearby businesses, or school drop-off lines can make a quiet street feel very different depending on the time of day.

4️⃣ Privacy issues behind the home.
Homes backing to apartments, commercial buildings, or busy roads can often face more resale challenges later.

5️⃣ Not driving the neighborhood at different times.
Morning, afternoon, and evening can reveal completely different traffic, parking, and noise patterns.

The house matters, but the neighborhood is what you experience every day.

Take the time to evaluate both before making an offer.

Do NOT buy a house in Lubbock without doing this ↓

1️⃣ Calculate the 28/36 rule
Take your combined, gross monthly income and multiply by .28.

This is the highest your mortgage payment *should* be.

Now take the same gross monthly income and multiply by .36.

This is the highest your total debt payments should be.

This isn’t always realistic, but it’s a starting place to work from - lenders will pre-approve you for more!

2️⃣ Calculate the 1% rule
Home maintenance will cost you an estimated 1% of the home value.

If you’re looking at a $500,000 house, you’ll need about $5,000 per year for maintenance.

Take this a step further and budget for it monthly on top of your mortgage payment.
(So $5,000/12 = $416 per month you’ll need to set aside).

3️⃣ Lower your credit utilization
Ask your credit card companies for a credit limit increase (as long as there is no hard credit pull)
And start paying your credit card in full before the statement date.

This is going to boost your credit & save you $ in interest!

4️⃣ Open an emergency fund
I recommend having a SEPARATE account for your emergency fund (banks like Ally and Capital One allow sub accounts which are perfect) -

Put 3-6 months of expenses in there!

If you spend $5,000 per month, aim to have $15,000 MINIMUM in there.

5️⃣ Save 3%+ for a down payment
Minimum down payments for first-time buyers start at 3%...
but look at online mortgage calculators so you can make sure you can afford the monthly payment if you’re doing a low down payment.

6️⃣ Research closing costs in your state
Closing costs are 1-6% of the purchase price - in ADDITION to your down payment.
On average, they’re around 3% so around $15,000 on a $500k house.

7️⃣ Take a free class!
Buying a house in Lubbock is the biggest purchase and decision you’ll EVER make

Don’t make the mistake of not knowing the process first.

One of the biggest mistakes I see buyers make is falling in love with finishes instead of focusing on where the home actually sits.

The reality?

Paint colors fade. Kitchens get updated. Layouts can be changed, but walkability, neighborhood growth, school districts, and proximity to everything you love? That’s forever.

The right location will carry your home’s value, your lifestyle, and your long-term equity.

If you’re buying, don’t just ask “Do I love this house?”
Ask “Do I love where I’m living?”

When buying a home with your spouse in Lubbock. Here’s what you should do ↓

Make sure your deed is titled “joint tenants with right of survivorship” rather than “husband and wife” or “tenants in common.”

This small detail can make a huge difference. If one spouse passes away, the home automatically transfers to the surviving spouse, avoiding probate court and protecting your family’s peace of mind.

Want to be sure your biggest investment is set up the right way?

If you’re renovating your house or thinking about selling your home in the future, here are 5 home renovation mistakes I’d personally avoid ↓

1. Removing a bedroom to create a bigger living space

Open space is nice, but in real estate, bedroom count matters. More bedrooms usually mean higher resale value.

2. Over-improving for the neighborhood

Just because you can spend more doesn’t mean you should. Luxury upgrades don’t always bring a return if the surrounding homes can’t support the price.

3. Skipping a pre-listing home inspection

One small hidden issue can completely slow down a home sale. It’s better to find problems before buyers do.

4. Choosing overly trendy home finishes

Trends fade fast. Timeless kitchens, flooring, and colors usually age better and appeal to more buyers.

5. Using price reductions as the main selling strategy

Correct pricing from day one attracts stronger buyers and creates better momentum in the market.

Whether you’re buying, renovating, or selling a home, smart real estate decisions today can protect your home value long-term.

After walking through hundreds of homes across Lubbock, I can tell you this ↓

Not every renovation adds value.
Some actually make buyers want to offer LESS

Here are 7 remodeling mistakes I see sellers make over and over again

Turning the garage into living spaceMost buyers still want parking, storage, or a workshop space.
Instead: Keep it functional, organized, and clean.

Removing the only bathtubFamilies with kids usually WANT at least one tub.
Instead: Upgrade it with a modern tub or clean tub/shower combo.

Going overboard on a luxury kitchenSpending $80K doesn’t always mean buyers will pay $80K more.
Instead: Focus on smart upgrades like counters, lighting, hardware, and appliances.

DIY projects without permitsUnpermitted electrical, plumbing, or additions can scare buyers fast during inspections.
Instead: Pull permits and keep records.

Removing a bedroom for a giant closet or gym.Bedroom count matters BIG in real estate searches.
Instead: Keep it legally a bedroom and stage it however you want.

Installing carpet everywhereA lot of buyers today prefer hard flooring because it feels cleaner, brighter, and easier to maintain.
Instead: Luxury vinyl plank, hardwood, or tile usually has broader appeal.

Super bold paint colors or trendy wallpaperWhat feels cool to you can feel like extra work to buyers.
Instead: Stick with light neutral tones that photograph well online.

Save this before your next remodel in Lubbock.
Thinking about selling and wondering which upgrades are ACTUALLY worth it?
