Take your combined, gross monthly income and multiply by .28.

This is the highest your mortgage payment *should* be.

Now take the same gross monthly income and multiply by .36.

This is the highest your total debt payments should be.

This isn't always realistic, but it's a starting place to work from - lenders will pre-approve you for more!

2. Calculate the 1% rule
Home maintenance will cost you an estimated 1% of the home value.

If you're looking at a $500,000 house, you'll need about $5,000 per year for maintenance.

Take this a step further and budget for it monthly on top of your mortgage payment.
(So $5,000/12 = $416 per month you'll need to set aside).

3. Lower your credit utilization
Ask your credit card companies for a credit limit increase (as long as there is no hard credit pull)
And start paying your credit card in full before the statement date.

This is going to boost your credit & save you $ in interest!

4. Open an emergency fund
I recommend having a SEPARATE account for your emergency fund (banks like Ally and Capital One allow sub accounts which are perfect) -

Put 3-6 months of expenses in there!

If you spend $5,000 per month, aim to have $15,000 MINIMUM in there.

5. Save 3%+ for a down payment
Minimum down payments for first-time buyers start at 3%...
but look at online mortgage calculators so you can make sure you can afford the monthly payment if you're doing a low down payment.

6. Research closing costs in your state
Closing costs are 1-6% of the purchase price - in ADDITION to your down payment.
On average, they're around 3% so around $15,000 on a $500k house.

- Schedule regular maintenance for your HVAC system, including changing filters, cleaning ducts, and servicing the unit.
- Perform quarterly inspections for leaks, drips, and water stains around sinks, toilets, and appliances.
- Seal gaps in windows and doors to prevent drafts, improve energy efficiency, and keep out pests (I had a personal experience with this one-trust me, you'll want to ensure your home is sealed to avoid costly issues).
- Periodically check the foundation for cracks and settling.Trim trees and bushes away from the house, clean out gutters, and maintain proper drainage around the property to prevent water-related issues.
- Regularly test and replace batteries in smoke and carbon monoxide detectors.If you have a septic system, schedule regular inspections and pump the tank as needed to prevent backups and system failures
