If you are buying a home in Lubbock, pay attention to the words used in the listing. They can tell you more about the seller's situation and what to expect.

“Motivated seller” usually means the seller needs to move quickly. That could be because of a job move, a divorce, or carrying two mortgages.

“Priced to sell” could mean the seller has priced the home competitively. But sometimes it is simply a way to attract more buyers and create a bidding war.

“As-is” means the seller is not planning to make repairs. You should still get your own inspection so you know what you are buying.

The listing description is not just marketing. Read the wording carefully before you decide what a home is worth.

Do NOT buy a house in Lubbock without doing this ↓

1. Calculate the 28/36 rule
Take your combined, gross monthly income and multiply by .28.

This is the highest your mortgage payment *should* be.

Now take the same gross monthly income and multiply by .36.

This is the highest your total debt payments should be.

This isn't always realistic, but it's a starting place to work from - lenders will pre-approve you for more!

2. Calculate the 1% rule
Home maintenance will cost you an estimated 1% of the home value.

If you're looking at a $500,000 house, you'll need about $5,000 per year for maintenance.

Take this a step further and budget for it monthly on top of your mortgage payment.
(So $5,000/12 = $416 per month you'll need to set aside).

3. Lower your credit utilization
Ask your credit card companies for a credit limit increase (as long as there is no hard credit pull)
And start paying your credit card in full before the statement date.

This is going to boost your credit & save you $ in interest!

4. Open an emergency fund
I recommend having a SEPARATE account for your emergency fund (banks like Ally and Capital One allow sub accounts which are perfect) -

Put 3-6 months of expenses in there!

If you spend $5,000 per month, aim to have $15,000 MINIMUM in there.

5. Save 3%+ for a down payment
Minimum down payments for first-time buyers start at 3%...
but look at online mortgage calculators so you can make sure you can afford the monthly payment if you're doing a low down payment.

6. Research closing costs in your state
Closing costs are 1-6% of the purchase price - in ADDITION to your down payment.
On average, they're around 3% so around $15,000 on a $500k house.

7. Take a free class!
Buying a house in Lubbock is the biggest purchase and decision you'll EVER make

Don't make the mistake of not knowing the process first.

DO NOT make these mistakes ↓

DO NOT buy a car

If you can, wait until after you buy a house to get a new car.

If you’re getting a lease or car loan, it will impact your credit score which will lower the amount you’re approved for!

INSTEAD, proactively work on your credit score -

one thing you can do is pay your credit cards off early to lower your credit utilization ratio!

DO NOT schedule tours on zillow when you’re seriously looking!

INSTEAD, search in the multiple listing service (MLS) with an experienced, first-time buyer agent

The MLS will give you access to the most up-to-date and accurate home listing data!

DO NOT deposit cash into your bank account!

Lenders look at your last 2 bank statements & if cash is not able to be traceable, you can’t use it!

INSTEAD, keep all your money in a high yield savings account that is dedicated to your house fund!
