Thinking cohosts are “less than” property managers? You’re missing the opportunity right in front of you. 👀

In my interview with Steve Schwab from Casago, we got into this exact thing:

The market has changed. Regulations are shifting. Expectations are higher.
But instead of that being bad news, Steve called it what it is: an opportunity.

There’s always going to be room in this industry for:

The person who just wants a lean, profitable cohosting business

The person who wants to build a full-blown property management company

At any level of scale, there’s a place for you.

The real problem?
Too many people waste time arguing about who’s “real,” who’s “bigger,” who’s more “legit”… instead of realizing we actually need each other.

Cohosts can specialize, stay nimble, and serve owners who don’t fit the big-company mold.
Property managers can step into the heavier regulation, systems, and enterprise-level operations.

And here’s the part Steve said that I love:

If you eventually decide to scale beyond cohosting, you don’t “sell out” or suddenly become something totally different.
You just evolve.
You step into more regulation.
You build deeper systems.
You move into that next level of responsibility and scale — and that’s when you’ve effectively become a property manager.

It’s not cohost versus property manager.
It’s a path.
A progression.
A natural evolution based on how big you want to go.

So instead of stressing about “picking the right label,” ask yourself a better question:

👉 What level of responsibility, regulation, and scale am I actually ready for right now… and what am I building toward?

Yesterday was my first day with my sweet little Bernedoodle. I decided to name her Gracie after picking her up at the Airport and bring her home. She’s just the right amount of energy and playfulness. I’ve had my last dog for 20 years. his name was Chopper, and it was a difficult decision to decide to get a new puppy. I fell in love with  the little girl immediately. Bernedoodles are super smart and emotionally intelligent along with being cuddly, but not constantly in your face. She seems to be just the right amount, and lives up to her Pedigree.

Oh, man, marketing has changed! I found this in my garage! Back when CD-ROM was the best way to let people see how amazing Rocky Point was, I had thousands of these produced. I need to find an old CD-ROM player and see Rocky Point as it once was.

You don’t need 100 doors to make $100k. You need 3–6 done right. 💰

In my interview with Steve Schwab from Casago, I asked him:

“If I’m sitting in the crowd right now, looking to get into cohosting or property management, and I want to make $100,000 a year with 3–6 properties… where do I start?”

Most people expect some secret hack.
Steve went straight to the boring, unsexy truth: fundamentals and alignment.

First, know your market.
Not just “this city is hot” or “Airbnb is busy here,” but what you’re buying, where you’re buying, and why it works.
Is this a weekend market? A family market? Corporate stay market?
What do guests actually come for? What do they complain about? What do they rave about?

Second, if you’re cohosting, get aligned with the homeowners you work with.
Because at the end of the day, they own the product.
Your name and reputation is on every stay, every review, every text message.
If you and your owner don’t share the same standards for cleanliness, communication, maintenance, and guest experience… that $100k can turn into a 24/7 headache real fast.

Then Steve said something that most people don’t think about until it’s too late:

If you want to grow beyond cohosting into a real property management company, you have to get crystal clear on your values and principles as a leader.

Who are you as a leader?
What do you stand for?
What will you never compromise on — even if it costs you a deal, a client, or short-term money?

Because that’s your real value.
Not just the software you use, not just your pricing strategy, not the logo.
It’s the standard you hold, the culture you build, and the promise your brand actually keeps… even when no one’s watching.

You can hit $100k with a handful of properties.
But if you want to keep it, grow it, and sleep at night?
Know your market. Choose the right owners. Define your values. Lead like it matters—because it does.

Talking about Short Term Rentals with friends and locals is an always a good day. I got to spend the day with Michele Johnson,  @billfaeth73, @brookadowcow and @hooperstuart in Coeur d’Alene doing a meet and greet with local realtors and homeowners. Made lots new friends and watched Michele and Ed interact and build relationships with their neighbors and homeowners in the market.  I was thrilled to see. @jenniferxmucha who dropped in from Montana! Check out @casago_unwind
