1.) Stop watching sports and delete TikTok

I just lost half of you…  but I’m serious.

The Cowboys aren’t going to win the Super Bowl anyway ;) so might as well turn it off and replace it with podcasts and non-fiction books.

2.) Buy a duplex, triplex, or fourplex

“Houses are too expensive, you’re so out of touch with reality.”

Wrong.  People do it everyday.

You only need to put 3.5% down.

Live in one unit and rent out the rest.  This should reduce your biggest expense - housing.

3.) Make more money at your job

It’s called intrapreneurship.

Everybody wants to quit their job and YOLO it, but that’s not (usually) the path I recommend.

Increase your skillset and you WILL increase your income.  Or find a job where that’s true.

You can also build a side hustle, but keep it on the side for now…

4.) Stop caring about what others think

Dave Ramsey says looking rich isn’t the same as being rich.

It’s gonna suck when you see your friends a driving Bentleys and going out while you’re living in a duplex working 60+ hours/week.

But are you really going to let that derail you?

Really? That kid you went to high school with who got lucky with some meme stock?

I didn’t think so… You’ll have to get over that. Lean into the hustler identity.

5.) Become “world-class” at one very specific real estate investing strategy

There are a million ways to get rich with real estate investing.

Pick one and become the best.

Wholesale
Flip houses
Student housing

Doesn’t matter.  They all work if you do.

6.) Now buy more real estate

Since your income is now higher and your expenses are lower, you can rinse and repeat.

Not a bad idea to house hack again.

Run the numbers and get in the path of progress.

7.) This one’s going to piss you off too, but here it goes…

Your priorities are now:
1 - Faith
2 - Family
3 - Fitness (health)
4 - Finances (wealth)

That’s all you have time for if you’re serious about retiring in your 40’s.

Get ruthless with saying “No.”

8.) BONUS:  Send this to a friend/spouse and do it together.

Friends don’t let friends build wealth on their own.

This is the playbook… now it’s up to you.

Well, among other things, it’s bringing back 100% bonus depreciation, meaning - in a lot of cases - you can depreciate your entire purchase in year 1 to offset taxes.

This (among other things) put RE into hyper-drive during DJT’s first term and he’s hoping it’ll do it again.

Also, top-earners will pay less taxes. Whether you love or hate that, the idea is that the more the 1% keep from taxes, the more they will deploy into the economy.

Imagine asking Ms. Johnson to chip in $40k for a new roof. Yeah…no. 

Lesson?

I hear it every day: “Brandon, I’m 35. I’m behind. Is the dream dead?”

Listen to me - it is not too late. But it is too late to keep doing what you’ve been doing. If you want to stop trading your hours for dollars by the time you hit 45, the “standard” advice isn’t going to get you there. You need a radical shift in your intentionality.

Here are the 5 things you need to do right now (and yeah, a few of these are going to sting):

1. Audit your “Input.”
This is the one that offends people. You’re spending 3 hours a day on Netflix or scrolling through TikToks of people you don’t even like. If you want a different life, you need a different brain. Trade the entertainment for education. If you aren’t listening to a real estate podcast while you fold laundry, you aren’t serious yet.

2. Stop buying “stuff” to impress people you don’t even like.
That new car smell is the scent of your freedom evaporating. Drive the “beater” and live in a fixer-upper. I’d rather look “broke” in my 30s and be a deca-millionaire in my 40s than the other way around.

3. Master the “House Hack.”
I will bang this drum until the day I die. Buy a small multi-family property. Live in one unit. Rent the others. Eliminating your housing expense is the “Lead Domino” that makes everything else possible. It’s the closest thing to a “cheat code” we have in this country.

4. Pick ONE strategy and go deep.
Stop being a “Generalist.” Don’t try to wholesale AND flip AND buy short-term rentals all at once. Pick the one that fits your Vivid Vision and become the person everyone calls when they have a deal in that niche. Focus is your greatest superpower.

5. Get ruthless with your “No.”
This is the big one. If it’s not a “Hell Yes,” it’s a “No.” Your time is your most precious asset. To retire in 10 years, you only have room for Faith, Family, Fitness, and Finances. If it’s outside that circle, it’s a distraction. Period.

The 40-year-old version of you is going to thank you, or they’re going to resent you. You get to decide which one today.
